Why invest in the Florida Panhandle?

Many people know that Real Estate investing can be lucrative. Yes it is risky but if you follow the notion of “nothing ventured nothing gained” then real estate investing just may be the ticket for you. As you read, we have a new international airport coming. The final permit from the Army Corp of engineers was just announced and construction should commence soon.

Scroll down for the article. It will be located on approximately 4000 acres in western Bay county. It will be a very short drive to the western end of Panama City Beach and the prestigious 30-A corridor. If you don’t know the area, you are missing out on the worlds most beautiful beaches and real estate.

The western end of Bay County in particular is brimming with new residential and retail development not the least of which is Pier Park http://www.pierparkretail.com/ and La Borgata http://www.laborgatahomes.com/who recently welcomed country music star Alan Jackson into town as the community endorser. If you scroll down to the bottom of the blog, you can see an article just posted in todays paper about a new development planned by the St. Joe company. This is HUGE news! This is another sign that this area is about to explode. The St. Joe company (largest landholder in Florida) certainly doesn’t do anything that isn’t going to yield returns for it’s investors.

The central portion of Bay county is home to two very quaint communities, St. Andrews http://www.historicstandrews.com/and the Cove. I live in St. Andrews and look forward each day to viewing the coastal bird life at the end of my street that make their home on beautiful St. Andrews Bay. Downtown Panama City is also located in the central portion of the county and is where the majority of government offices are located and has some cute shops and restaurants and a large marina.

An area to keep an eye on is is eastern Bay county. I say that because it is the sleepier area of Bay County but what it lacks in amenities it makes up for with incredible deep water for boating etc. It is also where a great project, Seclusion Bay, is located. This quaint 219 unit bay-front condominium community offers some of the most amazing sunsets that I have ever had the pleasure of seeing and will have 49 boat slips! Perhaps you are looking to build a new state of the art coastal home that can withstand winds to 160mph and that use virtually no energy. Sounds too good to be true but it isn’t and that developer will be ready to start building very soon. I have the perfect location for that new home, it’s called Circled Oak and you can have your own dock for your favorite watertoy and be about 20 minutes by water to the Gulf. Another set of my friends have East Bay, a beautiful waterfront community under construction that will evoke similar images of the famed “Seaside’ community on 30-A but it will be bay-front. Last but certainly not least is northern Bay county. The towns of Lynn Haven and Southport are located here and while they are still a little sleepy…they are seeing some excellent growth. If you are planning to permanently relocate here and have children this may be a good place to look. I have had the opportunity this week (August 9-14) to sit in on the charette for Huckelberry Creek. This 2,000 acre development will be located a few miles up Hwy 231 and is being developed by an incredible man from Miami (who I agreed to keep his name private).
